Pilbe is an AI-powered property search and matching platform that enables users to discover properties based on preferences, behavioural signals, and algorithmic recommendations. Property data may be sourced from third-party providers, public datasets, partner feeds, or APIs.

Pilbe does not act as an estate agent, broker, financial advisor, or legal advisor. We do not participate in property transactions.

2. Eligibility

You must be at least 18 years old and legally capable of entering into binding agreements to use the Platform.

3. Use of the Platform

3.1 Licence

We grant you a limited, non-exclusive, non-transferable, revocable licence to use the Platform for personal, non-commercial purposes.

3.2 Prohibited Conduct

  • Using bots, automation tools, or scripts to access the Platform.
  • Reverse engineering or attempting to access source code.
  • Reproducing or redistributing property data commercially.
  • Using the Platform for unlawful, fraudulent, or misleading purposes.

3.3 Account Responsibility

If you create an account, you are responsible for maintaining confidentiality of login credentials and for all activities conducted under your account.

4. Property Listings & Data Accuracy

All property listings, pricing, descriptions, availability, images, and related data ("Property Data") are provided for general informational purposes only.

We do not guarantee the accuracy, completeness, reliability, or availability of Property Data. Information may be delayed, inaccurate, or outdated.

Users should independently verify property information with the relevant estate agent or property owner before making decisions.

5. AI Recommendations Disclaimer

Pilbe uses artificial intelligence and algorithmic systems to provide personalised property recommendations. These recommendations are generated automatically based on user inputs and behavioural signals.

AI outputs are suggestions only and do not constitute financial, investment, or professional advice. We do not guarantee suitability, accuracy, or completeness of AI-generated matches.

6. GDPR & Data Protection (UK)

We process personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

Users have the right to:

  • Request access to their personal data.
  • Request correction or deletion of data.
  • Object to processing.
  • Request data portability.

You agree to indemnify and hold harmless Pilbe against any claims, damages, or expenses arising from your misuse of the Platform or violation of these Terms.
